Apartment buildings and rental property

Different building, different equipment. On a rental the reason to do it is not comfort.

A house takes a ladder. An apartment building takes a boom lift. On a house the tech works off a ladder, which is why a vent that comes out through the roof or terminates more than 20 feet up is more than we will do on a house. On an apartment building we bring in an articulated boom lift, and that is three people: an operator running the lift, a technician harnessed into the basket, and a flagger on the ground keeping traffic clear of it. We are set up for that work. Most companies will not touch it.

On a rental the vent is a liability, not a chore. Lint in a dryer vent is a fire hazard, and fire code requires the vents on rental property be kept clean. If a vent fire starts and someone is hurt, that lands on the property. Three years is the longest a vent should go between cleanings. Most property managers do not call until tenants start reporting the dryer has stopped working, and by then the lint has been building for years.
