Terms of Service

1. Acceptance of these terms

By using coitomaha.com or by booking service with COIT Services Omaha (a DBA of HCR — Omaha LLC), you agree to these Terms of Service. If you don’t agree, please don’t use the site or book service.

2. Services we provide

COIT Services Omaha offers professional cleaning and restoration services in the Omaha metro area, including:

  • Carpet cleaning
  • Upholstery cleaning
  • Air duct cleaning and dryer vent cleaning
  • Tile and grout cleaning
  • Natural stone cleaning
  • Hardwood floor cleaning
  • Drapery and blind cleaning
  • Area rug cleaning (in-plant or in-home)
  • Water damage mitigation

Service availability and pricing depend on your address, the condition of the items being cleaned, and access to the property.

3. Booking and scheduling

You can book service through the form on coitomaha.com, by phone, or by replying to one of our messages. A booking is not confirmed until our office contacts you to verify the appointment details. We’ll text or call you to confirm the arrival window.

If you need to reschedule or cancel, please give us as much notice as possible — ideally 24 hours before your appointment. If our tech arrives at the address and no one is home or the work can’t proceed for reasons outside our control, we may charge a trip fee to cover the visit.

4. Pricing and payment

Prices quoted online or over the phone are estimates based on the information you give us. The final price is quoted by the technician on site, before any work begins, once they can see exactly what needs to be done. You always have the option to accept, modify, or decline the work at that point.

Payment is due upon completion of service unless we’ve agreed to other arrangements in writing. We accept major credit cards, checks, and other methods at the technician’s discretion. Returned checks or chargebacks may be subject to a fee.

5. Your responsibilities as a customer

To help us do a great job, please:

  • Provide accurate information when booking (services, square footage, special conditions, pets)
  • Ensure someone 18 or older is available to give the technician access to the property and approve the final scope of work
  • Move fragile, valuable, or sentimental items out of the work area
  • Disclose pets, allergies, or known hazards (mold, lead paint, biohazards, etc.) in advance
  • Make sure utilities (water, electricity) are available at the service address

6. SMS and text messaging terms

When you opt in to SMS from COIT Services Omaha (by checking the box on the booking form or confirming verbally with our staff), you consent to receive transactional messages (appointment confirmations, reminders, arrival updates) and occasional marketing messages from us.

  • Message frequency varies based on your scheduled services and preferences.
  • Standard message and data rates may apply per your carrier’s plan.
  • Reply STOP at any time to opt out. Reply HELP for support.
  • SMS is not a substitute for emergency communication. For urgent matters, call us directly at (402) 342-2648.

7. Satisfaction guarantee

If you’re not satisfied with our work, contact us within 48 hours of service and we’ll come back and make it right.

Our goal is for every customer to be happy with the result. If something looks wrong — a spot we missed, a problem area that didn’t come up the way you hoped — call us within 48 hours of service and we’ll return at no additional charge to address it. This guarantee covers the workmanship of the service we performed; it doesn’t cover items damaged before we arrived, stains beyond what our methods can lift, or pre-existing conditions disclosed during the on-site walkthrough.

8. Limitation of liability

We perform our services with care and to industry standards, but cleaning involves working with items whose age, condition, and prior treatment we don’t fully know. To the maximum extent allowed by law:

  • Services are provided as-is, without warranties beyond those expressly stated in these terms.
  • We’re not liable for pre-existing damage, normal wear and tear, color loss in fabrics treated with non-colorfast dyes, or damage to items you didn’t disclose (e.g., antiques, custom rugs, items with known structural issues).
  • Our maximum aggregate liability for any claim arising out of a service is the amount you paid us for that specific service.
  • We’re not liable for indirect, incidental, consequential, or punitive damages.

Nothing in this section limits liability that can’t be limited under applicable law (for example, for gross negligence or willful misconduct).

9. Indemnification

You agree to indemnify and hold harmless COIT Services Omaha, HCR — Omaha LLC, and our employees from any third-party claims arising out of your breach of these terms or your misuse of our services.

10. Disputes

If you have a concern, please contact us first — we want to fix it. Most issues can be resolved with a phone call or email. Reach out to freddy@omahacoit.com or (402) 342-2648.

If we can’t resolve a dispute in good faith, the parties agree to binding arbitration administered in Nebraska in accordance with applicable Nebraska arbitration law, rather than going to court. Either party may still bring an individual action in small-claims court if eligible.

11. Governing law

These Terms of Service are governed by the laws of the State of Nebraska, without regard to its conflict-of-laws rules. Venue for any non-arbitrated dispute is in Douglas County, Nebraska.

12. Changes to these terms

We may update these terms from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Continued use of the site or our services after a change means you accept the updated terms.
