Start with what is actually in the floor. Concrete looks solid and it is not. The surface is full of open pores, and oil mist off the engine, road salt carried in on the tires and ordinary grit settle down into them season after season. A mop or a hose only ever moves the top layer around, which is why the floor looks tired again a week later and why the gray always comes back. It is the same problem as a grout line, on a much bigger scale.
Then ask what the cleaner is going to do about it. Ours brings its own softened water, lays down an organic enzyme pre-treat, and then heat and pressure from the truck flush the pores themselves while the dirty water is pulled straight back off the slab into a waste tank on the van. Nothing is scrubbed around and left to dry back into the concrete, and nothing goes down your floor drain. The edges and the corners are the part people call us about afterward.
